Uncertain future for venue

Demolition could be an option for Sammy’s, one of Dunedin’s most loved live music venues and one of the warehouse precinct’s largest buildings. On the market for “a few months” and with a list price of $240,000, the 1896 building had attracted attention from several potential buyers, owner Sam Chin said yesterday. Interest from one of those potential buyers was contingent on gaining a resource consent, Mr Chin said. He could not name the potential buyer and did not know what that resource consent was for.

Future of Sammy’s uncertain after eviction (page 3)
The future of notable Dunedin music venue Sammy’s is uncertain, after the eviction earlier this week of the operators of the Crawford St business. Building owner Sam Chin told D Scene yesterday that he had moved into the venue on Monday night and changed the locks. “The venue is closed for now and we’re just cleaning things up.”

Nightclub owner angry over damage at venue

Sammy’s owner Sam Chin has experienced some wild nights at the nightclub over the years. But he was not prepared for the sight which greeted him when he changed the locks on the building three weeks ago, after not receiving rent from the lessee since November. […] The venue opened in 1896 as the Agricultural Hall, before being renamed His Majesty’s Theatre, and has a long history as a hall, theatre and live music venue. Mr Chin said he wanted to maintain that tradition and reopen it for concerts next month.

Sammy’s set to reopen this month

Sammy’s will reopen this month after being closed in June for refurbishment. Owner Sam Chin shut the venue after the building fell into disrepair. He said yesterday demand had led to him taking bookings again. […] “We had a lot of inquiries about when we were going to reopen. It’s such a good space with plenty of room for 500-plus people. We’ve already got three or four university graduation dinners booked in over the next couple of weeks.”

Workshop for heritage building owners – 23 November

Heritage building workshop planned

Communication between Dunedin building owners and the city council is strengthening, as the council works to help owners find ways to re-use the city’s stock of heritage buildings.

The council’s second annual one-day workshop for heritage building owners will be held on November 23. The theme this year is “After Christchurch: What to know about owning an older building”, with the free workshop targeting owners of non-residential buildings.

The first workshop, an initiative of the council’s heritage buildings economic re-use steering group, attracted more than 80 people last November, with numbers bolstered by concerns following the first major Christchurch earthquake. Council heritage policy planner Glen Hazelton said strong interest was expected again.

Workshop Highlights
• Speakers include Jason Ingham, from the University of Auckland and co-author of a report for the Canterbury Earthquakes Royal Commission entitled ‘The Performance of Unreinforced Masonry Buildings (URM) in the 2010/2011 Canterbury Earthquake Swarm’, Alan Race (Crombie Lockwood) on insurance matters, and Lou Robinson (Hadley Robinson) on earthquake strengthening.

• The New Zealand Historic Places Trust and Dunedin City Council will provide presentations, with the DCC outlining its new Earthquake-prone Buildings Policy and the range of incentives available to heritage building owners to assist earthquake strengthening.

• Steve Macknight of Steve Macknight Strengthening and Design and Lawrie Forbes of Zeal Steel, will conduct site visits to earthquake strengthening projects.

Process for approving deconstruction
In the case of heritage buildings, a robust process is followed that involves an assessment by Heritage and by Lifelines (utilities) and an inspection carried out by a suitably qualified engineer.
Every endeavour is being made to contact all owners of buildings if demolition or deconstruction is necessary.
There will be no salvaging of materials in buildings unless it is by the building owner or those contracted to carry out salvage work.

NB: This list differs slightly from the list provided at the media briefing today.

Deconstruction of Addington (aka Old Woods) Flour Mill, 14 Wise St
This deconstruction was triggered by USAR, who recommended the partial or total deconstruction of the building for rescue or recovery purposes or because it presents an unacceptable safety risk from aftershocks.
There are three separate buildings on site that were assessed:

* the mill building itself that has the greatest heritage value,
* a chimney, and
* a brick-clad silos assessed as having a lesser heritage value.

The silos and chimney were badly damaged. The mill building itself was assessed as repairable. The engineer’s report recommended the deconstruction of the silos and the chimney only.
This approved deconstruction sign-off process was followed in this case and the recommendation provided to the National Controller for approval/signature on March 3.

Public meeting: planning the future of Dunedin heritage buildings

An initiative to promote the economic reuse of Dunedin’s heritage buildings has been unveiled. The Dunedin City Council has formed a new steering group, which will hold a public meeting on Tuesday to discuss ways of planning for the future of Dunedin’s heritage buildings.
