The proactive heritage development lobby EXISTS in Dunedin

Some say if we want to get serious about preserving heritage buildings, then maybe we are going to have to rethink how we go about paying for it. Others say if you buy a heritage building, then you should be prepared for what it might cost you and stop complaining. ODT

Refurbishing a numbers game
By Debbie Porteous
Everyone loves to see a historic building refurbished and in use, but there are inevitable hurdles to such renovation and reuse, especially when they involve buildings less fabled or publicly admired . . . From the point of view of people involved with redeveloping heritage buildings, the major impediment to redevelopment certainly appears to be the costs.

The Donald Reid warehouse: Two options
By Chris Morris
Housing for students or the perfect home for a local government institution? Streets of empty heritage buildings lining central Dunedin’s streets could become a second home for University of Otago students, New Zealand Historic Places Trust Otago-Southland area manager Owen Graham says.

The largely empty warehouses in the area around Vogel St could be adapted for use as a future “population base” for students sick of North Dunedin’s sometimes squalid flats.

Calls for local government institutions in Dunedin to make use of heritage buildings have not been ignored by city leaders, and a building such as the former Donald Reid warehouse could be an option considered if the Otago Regional Council moves from its Stafford St headquarters.

Building may be demolished (page 3)
By Wilma McCorkindale
Disrepair of the historic AH Reed building in central Dunedin has been worsened by the Canterbury earthquake and it will probably be demolished, a spokesman for the owner says. A wall between the building and the neighbouring building, Sammy’s nightclub, was precarious and had caused Dunedin City Council to order the area to be taped off and repaired, the spokesman said.

David Murray at Hocken Library provides the following:

The former Otago Education Board building (beside the Jetty St ramp to the railway overbridge) is one of few surving designs by architect John Somerville who designed many schools, almost all(?) now demolished.

There was a rather entertaining kerfuffle when the building was going up in 1897. See Papers Past at http://bit.ly/fY0KKR

The Otago Daily Times (4/9/1897) reports:
“The dispute at present raging in the Education Office appears to us to be a little of the storm in the teapot order. But it has some importance attached to it by very clearly revealing to the public the haphazard, happy-go-lucky manner in which the board is in the habit of conducting its business. The special matter in dispute needs but little comment. The board is building new offices, and members approve of plans for that purpose which have been laid before them by the architect.”

[What if? italics, there follows a long essay by the newspaper.]

The history of the building is very interesting. It includes the Education Board (1890s-1920s), though this organisation’s huge significance to Otago history is under appreciated these days. Then there was Reeds, from the 1920s, one of the great stories in New Zealand publishing.

Dunedin, are you ‘of a mind’ to protect Historic Heritage?

Today ODT commences a new series about Dunedin’s historic heritage. The series continues on Monday, Tuesday and Wednesday next week.

Despite the concerns, the calls for a co-ordinated preservation and adaptive re-use plan have been growing, alongside residents’ anger when they see much-loved buildings tagged for demolition.

Bell tolling for Dunedin’s heritage
By Stu Oldham
Decades of neglect may have saved them but further decades of neglect could see their demise. The bell is tolling for many slowly crumbling warehouses, factories, workshops, and head offices in what used to be Dunedin’s waterfront business and industrial precinct. Historian Alexander Trapeznik, an associate professor at the University of Otago, says the buildings might be part of one of the most significant and under-valued mercantile heritage precincts in New Zealand. Prof Trapeznik says the precinct has been “overlooked” by the uninitiated, in part, because of the sometimes “myopic” view of built heritage that prevails in Dunedin. It was an “unbalanced view” that focused on “the ‘great’ – the great churches, public buildings, grand houses” and ultimately, the great people – rather than on the socially and economically important workplaces that helped finance them.

‘Let’s build a better Canterbury’ . . .

BEFORE AFTER is an exhibition and discussion series that explores the built environment and seeks to connect with the public. The aim is to work with the public in identifying opportunities to create a better and more liveable region after the Canterbury Earthquake.

Christchurch Art Gallery
12 February – 20 March

Environmental Planning – making the right use of our land
Urban Design – thinking about the space between our buildings
Heritage & Character – asking what should be happening to our older buildings
Residential – thinking about housing options
Transport & Infrastructure – ensuring all can get around efficiently

www.beforeafter.co.nz

BEFORE AFTER has been initiated by the New Zealand Institute of Architects in an attempt to reflect and expand on different ideas for rebuilding Canterbury after the region took a battering from the forces of nature.

“The intention is to continue the momentum of public engagement, to think about the city and the wider region; how it was, how it is and how it could be. At this point we have a choice: do we just replicate what we had before with all its good and bad points, or do we use this occasion to reassess where we are and try to improve our region?”

****

Hmmm.
What can heritage city Dunedin learn from the Canterbury quake experience? Are registered architects in the best position to provide balance and leadership? What and who do they represent? Do they speak for the local community? Haven’t architects given away this role in previous decades? Do we trust them with our place? Is this another marketing scrabble by accredited architects to reclaim ‘ground’ from others active in the design and build sector?
